Original Construction Elevations
What are they?
Original Construction Elevations (OCEs) provide a precise record of the slab level prior to the initial sale of a new home. Having OCEs available helps limit repair claims and reduces overall repair costs for claims that can't be avoided.
Why do I need them?
- Risk Mitigation
- OCEs can be compared against current measurements to determine the exact amount of foundation movement. Without OCEs, built in differences in elevation appear to be foundation movement. This is particularly important if a foundation-related complaint is evaluated by analyzing tilt and deflection as outlined in "Guidelines for Evaluation and Repair of Residential Foundations" by the Texas Section ASCE.
- Quality Control
- OCEs can be used as a quality control measure, to make sure subcontractors are performing up to your standards.
